This is not a national average. The providers are in Kansas City, Charlotte, Raleigh and the Tampa Bay area, and they publish real numbers on their own sites. We did not use lead-generation marketplaces. One Tampa Bay price list is undated, so we use it only as a labeled floor. Typical prices by job
Each row uses a reference job so the numbers are comparable. Where a provider charges per square foot, we multiplied its rate by the reference size; those rows are marked “calculated.”

“Starting at” prices run lower than typical ones: One Charlotte provider says a roof soft wash “starts at” $200, while providers that state a typical roof price put it at $450 or more. The lowest figures come from an undated Tampa Bay list (a two-car driveway at $95, a house wash from $179), which we show only as a floor. A Raleigh provider lists a house wash from $249 and a driveway from $149, also “starting at” prices.
What drives the price
Stories and siding. A Charlotte provider bases pricing on size, stories, siding and buildup. The rate-card provider charges $0.20 per sq ft for a two-story home and the same rate for brick, stone, vinyl and stucco. Another Charlotte provider says two-story homes cost 25% to 50% more per linear foot for gutter work.
Measurement. The rate-card provider prices the building footprint, so a 1,500 sq ft house is $300 and a 5,000 sq ft house is $1,000. Ask which measurement a quote uses before you compare two providers.
Condition. The rate-card provider charges the same however dirty the house is. A Charlotte provider says red-clay stain removal typically adds $75 to $200.
Minimums and trip fees. A minimum can matter more than the rate. The rate-card provider has a $300 minimum per visit, so a 600 sq ft driveway at $0.25 per sq ft ($150) is billed at $300 on its own unless you add another service. It also charges a $50 travel fee beyond 20 miles. Other published minimums are $89 (the undated Tampa Bay list), $150 to $200 and $249 at two Charlotte providers.
Hot water. One Kansas City provider says heated water costs 20% to 30% more than a comparable pressure washing job.
Bundles. A Charlotte provider takes 10% off for three or more services. Another Charlotte provider’s sample quote for a two-story home totals $790: a $475 house wash, $135 gutter brightening, a $185 driveway, a $40 walkway and a $45 multi-service discount, about 5% off.
DIY or hire a pro
A rented machine costs less up front, but a pro quote includes the equipment, cleaning solution, time and cleanup. Check your local rental counter for daily rates. For light jobs on a small patio, a homeowner-grade machine can be enough: electric pressure washer, 1,800 to 2,000 PSI, for light homeowner jobs. Roof cleaning is different: The rate-card provider says its roof cleaning is soft wash only and never pressure washed, so a rented pressure washer is not the tool for that job. How to check a quote is fair
- Measured size is stated: footprint, wall area or roof area, with the number.
- Method is stated: soft wash, pressure wash or hot water, and which surfaces get which.
- Minimum is disclosed: ask for the minimum and any trip fee.
- Add-ons are itemized: gutter brightening, stain treatment and sealing as separate lines.
