Our own synthesis of the size-specific lists (lowest and highest published figure in each band, not a market average): up to 1,500 sq ft runs $225 to $365, 1,500 to 2,500 sq ft runs $275 to $505, 2,500 to 3,500 sq ft runs $525 to $700, and 5,000 sq ft and up runs $1,000 to $3,000. Many of these are “starting at” prices, and the Illinois provider says its figures are guidance, not final pricing.

How stories change the price

Providers disagree. The Portland-area provider charges $30 more for two stories at 1,000 to 1,500 sq ft and $50 more in each larger tier. The Illinois provider’s two-story range runs $50 to $150 above its single-story range. The Kansas City rate-card provider charges $0.20 per sq ft for a two-story home, the same as any other house. The Portland-area provider says larger and three-story homes need a job-specific quote.

The Kansas City rate-card provider measures the building footprint and prices straight square footage, so a 1,500 sq ft house is $300. Others use tiers or wall area, so ask which measurement a quote uses, and bring the questions to ask a house washing company to the call. What drives the price

  • Size and stories. Every list rises with size. One Kansas City provider lists the number of stories and hard-to-reach areas as price factors, and a Charlotte provider adds siding type and buildup.
  • Condition. That Kansas City provider lists heavy mildew, algae or buildup as a factor. The rate-card provider charges the same price regardless of how dirty the house is.
  • Minimums and travel. The rate-card provider has a $300 minimum per visit and a $50 fee beyond 20 miles. The Charlotte provider starts at $249.
  • Siding. The rate-card provider charges the same rate for brick, stone, vinyl and stucco. Siding changes the method more than the price: a fiber cement maker says to stay below 1500 psi, 6 feet from the wall. A Colorado provider says high pressure damages stucco and soft wash is the right tool. The Illinois provider calls pressure washing painted wood a “big no-no.” The vinyl siding trade association allows power washing vinyl with caution, never aimed upward. Add-ons

  • Windows. The rate-card provider sells them only with a house wash, at $0.07 per sq ft. On a 2,000 sq ft house that adds $140 (our arithmetic).
  • Gutters. The rate-card provider prices cleaning at $0.10 to $0.12 per sq ft of house area, and its house wash already includes exterior gutter faces.
  • Hot water. One Kansas City provider says heated-water washing runs 20% to 30% more than comparable pressure washing.
  • Bundles. The Charlotte provider takes 10% off when you book three or more services in one visit.
